Residential Development On Edge Of Historic Town

The practice, on repeat instructions from the landowner, has recently been instructed to re-submit an outline planning application for a select residential development on a former semi-industrial site in a predominantly residential area for about 10 detached and semi-detached dwellings.

The LA’s requirements of 10% of the units being for Affordable Housing may be challenged using the Three Dragons viability assessment computer programme that PDL uses in house, and that is widely accepted by all Local Authorities in Wales.

It is planned to make the application in late June/early July 2016 once all reports have been co-ordinated and the viability study is completed – as engineers are already well advanced with the roads and drainage.
